• emphasis placed on integration of design proposal with building materials, appropriate technology and aesthetic detailing
• obtain approval of municipal and conservation authority (environmental) regulations as required

Phase 3   

• preparation of documents - construction/working drawings and plan details as required to secure building permit
• schedule planning and construction process
• landscaping design service and integration with building process

Phase 4   

• construction management or consultation if required
